Why Using a Realtor® in Your Local Town is the Popular Choice

A Realtor® in Your Local Area Does Much More Than Finding a House

As the economy continues to improve and more buyers commit to joining (or rejoining) the ranks of our area’s homeowners, access to reliable advice can be a vital difference-maker. If you’ve never worked with a Realtor® in your local town before, it’s important to understand the benefits they bring to the table — benefits that cause 84% of successful homebuyers to state that they would work with their Realtor again in the future.

Understanding Your Buying Power

A Realtor in town is trained to help clients determine just how much house they can comfortably afford, avoiding a later ‘too much house’ situation. In some instances, their negotiating skills can be key in bringing properties that have been on the market for a while down to a doable price-point.

Protecting Your Interests and Investment

Having a local Realtor on your team during the buying process doesn’t just make everything easier — it acts to ensure that your interests are protected. A member of the National Association of Realtors is fully qualified to help you at every step of the pre-closing process, from finding the right type of property and getting the proper inspections done through the back-and-forth of negotiating with the seller or his agent. Buyers who have teamed with a licensed Realtor are protected -- they know that they have a qualified professional serving their own interests and protecting their investment throughout the purchasing process, come what may!

Invaluable Help at Closing
Closing on a house can be a daunting prospect for an unassisted buyer. With a Realtor in town in your corner, you have an experienced expert always on call to answer questions, help gather documents, and communicate with the seller’s agent. Many of those grateful past clients know that it can even take months to close. Having an experienced guide can make smooth sailing out of the most trying of circumstances.

From finding you the perfect home, to smoothing the way through the closing process, a member of the National Association of Realtors makes buying a home significantly less stressful.

Who Really Needs a Local Buyer's Agent?

Utah Buyer’s Agent: Help Beyond the Online Search

Now that online listings provide potential homebuyers with instant access to the Utah homes for sale, there’s little reason to enlist the services of a buyer’s agent, right?

Well, the short answer
to that proposition is…wrong!

In case you tended to agree with that opening statement, it’s based on the notion that most of what a buyer’s agent does is to find your new home. Yet for veteran homeowners and first-time homebuyers alike, a buyer's agent’s services reach far beyond just the initial search. Even so, taking that task on by yourself requires a great deal of diligence (and more time than most of us can spare).
A buyer’s agent removes that burden by keeping a daily lookout for appropriate new listings as they come online, weeding out the homes that fall short of matching up with your requirements, and setting up appointments to view the properties that show promise.

buyer’s agent has first-hand knowledge of neighborhoods and the individual properties. That extra insight allows the agent to point out homes that you might not have picked from its listing alone — homes that may be perfect for you in the long run.

The seller's agent works for the seller, not you. When you team up with your own buyer’s agent, you have someone in your corner who can offer you sound advice and represent only you throughout the entire process.

If you're a first time homebuyer, there’s an extra incentive. Inevitably, you're going to have a lot of questions — and you'll benefit from the extra guidance you get on your first time through the home purchasing process. Help will come not only by identifying the right home, but also identifying a suitable home inspector, interpreting the resulting inspection report, and dealing with the voluminous paperwork that comes afterward.

While there is no requirement to engage a buyer’s agent in, given the size of the investment you are going to be making, having someone in your corner makes good sense. Another important factor as to why you shouldn't hesitate to use the services of your own personal buyer's agent is the costs to you are absolutely FREE!

Led Zeppelin "Celebration Day - Live from London 2007"
Cinema Concert
September 7, 2013
Peery's Egyptian Theater - Ogden

On December 10, 2007, Led Zeppelin took the stage at London's O2 Arena to headline a tribute concert for dear friend and Atlantic Records founder Ahmet Ertegun. What followed was a two-hour-plus tour de force of the band's signature blues-infused rock 'n' roll that instantly became part of the legend of Led Zeppelin. Founding members John Paul Jones, Jimmy Page and Robert Plant were joined by Jason Bonham, the son of their late drummer John Bonham, to perform 16 songs from their celebrated catalogue including landmark tracks "Whole Lotta Love," "Rock and Roll," "Kashmir," and "Stairway to Heaven."

Although 20 million people applied for tickets, the band's first headline show in 27 years was seen only by the 18,000 ticket holders who were fortunate enough to have secured seats through the worldwide lottery. Now, for the first time, fans in over 40 territories worldwide will be able to get a front row seat to experience this historic event in glorious high definition and incredible surround sound. Experience it on the big screen for a strictly limited period only, just one night!
